Davis County works closely and communicates frequently with its 15 cities to create shovel ready land sites. Davis County has helped develop numerous land sites with Tax Increment Financing (TIF). This TIF financing is already in place within many of the noted sites (noted on the map in green.) This incentive is to help with infrastructure improvements.

Numerous sites are currently under construction and needed infrastructure development is helping these projects gain traction and start years earlier than expected. As the cities have developed land sites, business parks and mixed use areas, they have defined certain industry clusters or sectors they are targeting. These clusters or sectors include composites, aerospace, defense, pharmaceutical, information technology, digital media, manufacturing, distribution, and financial services are among the many they have identified to target. While this list is not all inclusive, it gives a flavor of what industry sectors Davis County are eager to grow and develop in our area.

Address/Location: Approximately 500 south, situated between Legacy Parkway and I-15 at the north end of Woods Cross – south end of West Bountiful.

Zoning: Mixed Use – Light Industrial

Size: 1200 acres

Description: Very large tract undeveloped land with great access to transportation and close proximity to Salt Lake City and the Salt Lake International Airport.

Intended Use: Designed to include professional office, light manufacturing, commercial and retail development, as well as limited multihousing.

Infrastructure: Woods Cross portion has water, sewer, electric, and telecommunications in the road.
West Bountiful side:  infrastructure is still needed.

Proximity Transportation: approximately 10-15 minutes from Salt Lake International Airport; site is easily accessible off of I-15.

Demographics: Over 600,000 workforce population within 30 mile commute
